AI agent · Real estate

An AI agent for your estate agency, from the viewing request to the signed mandate.

It answers enquiries from portals and your website, qualifies buyers, books viewings into the negotiators' calendars and follows up at the right time, straight into your CRM.

  • Connected to your CRM
  • Viewings only under mandate
  • AI disclosed from the first message

No enquiry left unanswered

Enquiries arrive in the evening, at weekends and during viewings. The agent answers at once, asks the useful questions and offers a slot. The negotiator picks up a file that is already qualified.

Your CRM stays the source of truth

Every exchange is written to the contact record: budget, financing, property, viewing booked. The agent works inside your tools and leaves a readable trace of everything it did.

Every use case of the real estate AI agent, from the first message to the works quote.

  • The agent answers enquiries on every listing, checks the negotiators' calendars and offers slots, day and night. With Apimo, whose OpenAPI documentation (October 2026) exposes no webhook and no availability endpoint, the agent keeps its own copy of the calendar.

  • Budget, financing, area, timing: the agent asks the right questions and fills in the CRM record before the negotiator calls back.

  • The agent gives a first range from comparable sales in the area, then offers an appointment for an on-site valuation.

  • The agent spots buyers and sellers who have not heard back, drafts a personal message and sends it on the right channel.

  • The agent reads the technical visit report or the specification, applies the agency's price grid and drafts a costed quote. A person reviews and approves it before it goes to the owner.

The rules of the trade, built into the agent from the start.

Loi Hoguet

In France an agency only negotiates for a property under a written mandate. The agent checks the mandate before offering a viewing, and negotiation stays with a licensed person.

Section 01

What we build for an estate agency

A project starts with one agent, on one task, connected to the agency's software. The demos at the top of the page show most of these agents at work. Each card below adds what the demo does not show, and links to the guide that covers the case in detail.

Enquiry replies and qualification

The portals have no public lead API (our check of 3 November 2026). The agent reads the inbox their emails land in, the website form and WhatsApp. It also needs access to the negotiators’ calendars.

5 AI automations that work in estate agencies

Intelligent CRM: scoring and follow-up

The agent scores each contact on criteria written with you during the audit, follows up silent prospects by email or text and sends the negotiator a summary of the file. It needs API access to the CRM: HubSpot, Twenty, or Apimo through its partner account.

Section 02

A viewing request, from the portal email to the follow-up

A viewing request passes through five tools: the inbox or WhatsApp, the agency's transaction software, the negotiator's calendar, a reminder channel and a signature tool for the viewing slip. The agent connects them and keeps the history. The negotiator conducts the viewing.

Use the diagram as a specification. For each step, ask the supplier where the agent reads, where it writes, and what happens when the tool does not respond.

  1. 1
    The request arrives

An email from a portal, a website form or a WhatsApp message. The agent reads the sender, the listing reference, the message and the time received.

  2. 2
The property is found and checked

The reference or address is matched to the property record. The agent checks the mandate in the register and the status: available, under offer, sold.

  3. 3
    The person is qualified

Three or four questions: budget, financing, timing, a property to sell first. Answers are recorded as given, with no judgment of creditworthiness.

  4. 4
The contact and the viewing are written to the CRM

Search for an existing contact, create one otherwise, then a request linked to the property. On Apimo there is no server-side deduplication, so the agent does the check.

Same evening, three lines from the negotiator filed on the viewing. Next day, a message to the visitor. With no reply after three days, one follow-up, then the request is marked “no further action”.

    Apimo
Lumyniq diagram of a viewing request. Software without a logo is written out in full. Step 8 is the human hand-off; the timings in step 9 are an example agency rule, to adapt.

The portals notify the agency by email, with the listing reference and the prospect's message. On 3 November 2026, we found no publicly documented lead API from SeLoger, Leboncoin, Bien'ici or Logic-Immo. The agent reads the inbox, the website form and WhatsApp.

Each portal has its own notification template and changes it without notice. Plan one test per portal, and an alert when an email arrives with no recognised reference.

Article 72 of French decree no. 72-678 bars the agency from negotiating without a prior written mandate. The agent offers a viewing only for a property whose mandate is in the register, and it reads the status (available, under offer, sold) before looking for a slot. Our guide to the Hoguet law and AI agents quotes the article and what it means for booking viewings.

It writes the contact to the CRM before sending the confirmation. The reminder the day before then finds the right person, even if they have switched channel in between.

On WhatsApp, the reminder for a viewing booked three days earlier falls outside the 24-hour window after the customer's last message (Meta's documentation). It goes out as an approved utility template, charged since 1 October 2026. The WhatsApp Business policy, updated on 23 September 2026, requires a clear and prompt path to a human. The rates are covered in our guide to an AI agent on WhatsApp Business.

On Apimo, Automator 2, presented by the publisher on 12 December 2024, already sends appointment reminders by email, SMS or mobile notification. The agent handles the conversation before the viewing and the follow-up after it.

The French bon de visite, or viewing slip, proves that the agency showed a given property to a named person on a given date. The fee rests on the mandate: in its ruling of 18 February 2015 (no. 14-12.351), the Court of Cassation held that only the sale mandate can lawfully justify the agent's fee.

The agent pre-fills the agency's viewing slip template from the CRM, without touching its clauses, and sends it for signature. The negotiator checks the visitor's identity on site.

After the viewing, the agent files the negotiator's report, asks the visitor for feedback and follows up once. As soon as price, an offer or a second viewing comes up, it hands over to the negotiator.

Offering other properties by email or SMS to a private individual requires their prior consent, according to the CNIL page of 10 June 2026: a viewing does not make a prospect a customer. The agent asks the question during qualification and records the dated answer in the CRM. The CNIL framework for commercial management then sets retention at three years from the prospect's last contact.

Apimo, Hektor, HubSpot: what each package lets the agent write

On 3 November 2026, Apimo was the only French transaction software checked here whose documented API lets an agent write a contact, a request and a dated viewing. Hektor and Immofacile have a calendar but no public API. HubSpot exposes contacts, meetings and availability. None of them handles deduplication or change notifications on its own.

Lumyniq survey of 3 November 2026: Apimo specification (commit 34b6c88 of 30 October 2026), product pages of La Boîte Immo and Orisha Real Estate, HubSpot and Google developer documentation.

Apimo, read from its specification

The public repository of Apiwork, Apimo's publisher, describes 51 operations at the commit of 30 October 2026: 29 reads, 12 creates, 7 updates, 3 deletes. A viewing is written as an "action": type, negotiator, date, start and end time, linked contact and properties. The visitor's opinion is filed on the action's property.

No webhook is documented: nothing tells the agent when a negotiator moves a viewing. No operation computes availability; the agent works it out from the actions already recorded. Creating a contact does not deduplicate, and the contact list takes no filter by email or phone number.

A viewing agent connected to Apimo keeps its own copy of contacts and calendars, updated with the timestamp parameter.

The default quota is 1,000 requests a day, according to Apimo's documentation. Our calculation: re-reading three lists (leads, contacts, actions) every five minutes costs 3 × 288 = 864 requests a day. That leaves 136 for everything else. Space out the reads, or ask the publisher for a higher quota.

Sending a lead is not counted, and a second send with the same reference updates the existing lead. Use the portal message ID as the reference: it limits duplicates.

API access is requested from Apimo through a partner account, which each agency activates. Lead time and price are not published.

Hektor, Immofacile, HubSpot and Google Calendar

The product pages of Hektor and Immofacile, read on 3 November 2026, describe a viewing calendar, and Immofacile advertises signing viewing slips in its mobile app. Neither publishes API documentation: access is requested in writing from the publisher.

Without that access, the agent writes into a Google or Microsoft calendar and sends the negotiator a summary to copy.

HubSpot's Scheduler API returns the availability of a meeting page and allows booking into it. Google Calendar's freeBusy query returns the busy periods of one or more calendars. An agency can keep its transaction software for properties and track requests in an open CRM. Our guide to estate agency CRMs and AI agents compares access, APIs and webhooks for each package.

Section 04

How a project runs

For a scoped use case, expect 2 to 4 weeks: one week of audit and design, two to three weeks of development and testing in pre-production, then go-live with monitoring. It is the method behind our custom AI agents, applied to an agency’s tools.

  1. 1

    Week 1

    Audit and design

We map where your enquiries come from, which software you use and who answers today. We pick the first use case, write the agent’s rules (what it may say, when it hands over) and check access to your software.

  2. 2

    Weeks 2 to 4

    Development and testing

We build the agent, connect it to your tools, set the guardrails and test it in pre-production on real agency enquiries. Nothing goes live before that.

  3. 3

    Go-live

    Monitored launch

The agent goes into production with monitoring and logs. Sensitive actions, such as sending a document to a client, wait for a person to approve them.

  4. 4

    After that

    Follow-up and maintenance

We review the answers, adjust the instructions and add sources. The maintenance plan covers this work.

We often build the agents on n8n and pick the model for each task, Claude included. An agency without a prospecting CRM can start on Twenty, free when self-hosted, and keep its agency software for listing syndication.

Section 05

Pricing and timelines

A first bounded agent typically starts between €5,000 and €15,000 in setup, plus API costs and a maintenance plan. A multi-agent system connected to several tools is scoped after an audit. The table separates what Lumyniq bills from what the agency pays its other suppliers.

Software prices come from our guide to estate agency CRMs and AI agents, WhatsApp rates from AI on WhatsApp Business.

The timeline depends mostly on access to your software. As of 29 October 2026, Apimo opens its API through a partner account. La Boîte Immo (Hektor), Orisha Real Estate (Immofacile) and Septeo (Modelo Office) publish no API documentation: we request access from the vendor in writing during the audit week.

Section 08

Guides for estate agencies

Each guide answers one question an agency asks before handing a task to an AI agent, worked from the legal texts and the vendors' own documentation. Start with the Hoguet law if you are unsure what the agent may say on its own, and with the CRM guide if you do not know what your software lets it write.

Section 09

Online valuation: what an AI agent can tell a seller

An online valuation gives an order of magnitude. Meilleurs Agents reported a median error of 6% at the end of 2021, and SeLoger 8.4% for Paris flats in June 2025, two vendor figures reported by MySweetImmo. A median error of 6% means that half of the estimates miss the sale price by more than 6%.

We measured 1,537 DVF sales from 2025 in Annecy, Nantes and Limoges. Among comparable three-room flats, the 90th percentile price per m² is 1.95 to 2.5 times the 10th. The agent gives a range, with the number of sales and the period.

Decree no. 2015-1090 (annex, article 6, 4°) requires the agent to state that a price opinion is not a formal valuation. The argued price comes from the negotiator, after the viewing.

Section 10

Virtual home staging and AI-written listings

The French government confirmed on 14 July 2026 that virtual home staging, showing a property as it would look if furnished, is acceptable. On our reading of article 50 of the AI Act, a realistic photo of a real room furnished by AI must, since 2 August 2026, carry a label visible from the first view.

Erasing a defect remains prohibited, with or without a label. Write the label into the image itself, for example “Virtual staging, AI-generated image”: it stays in place when a portal strips the caption.

For listing text, the European Commission's guidelines of 20 July 2026 place product descriptions outside article 50(4). No AI label is required. The listing remains subject to French consumer law and the mandatory energy performance (DPE) details.

The use-by-use detail is in the AI Act and virtual home staging for estate agencies.

Section 11

Property management: what can be automated

Two property management messages can be automated under France's law of 6 July 1989. The rent receipt goes out by email if the tenant has expressly agreed (article 21). The friendly arrears reminder goes out once a rent payment is missing from the statement, with no reminder fee or penalty charged to the tenant (article 4, points i and p).

A rent receipt is due only after full payment; a partial payment gets a simple receipt. The formal demand for payment remains an act served by a commissaire de justice (bailiff).

For applicant files, the agent checks the documents against the list in decree no. 2015-1437, rejects prohibited documents and purges the proofs of rejected applicants after 3 months.

Bank reconciliation runs through statement imports or an aggregator licensed under PSD2.

Managing other people’s property requires a professional licence and a written mandate (law no. 70-9, articles 3 and 6), whatever the tool. Our guide to automating property management with AI covers each task with its legal basis.

Section 12

Risks and the agency’s liability

On our reading, an AI agent is one of the agency's tools: its messages commit the licence holder, who must carry professional liability insurance. Ask your insurer whether the policy covers messages sent by an automated tool. The table lists the four most exposed uses and what the texts provide for each.

UseTextWhat it provides

FAQ

Questions about our AI agency for real estate

Lumyniq builds and maintains AI agents for estate agencies: written replies to inbound enquiries, lead qualification and follow-up in the CRM, viewing bookings, works quotes, rent receipts and friendly arrears reminders in property management. Each agent works inside the agency’s tools and says that it is an AI. Negotiation and signing stay with the licensed person.
